Rainier Valley — Open Joints, a Mossy Crown and Flashing Held Together With Tar
Three failures feeding the same problem: joints open to the weather, a crown broken and mossy, and a flashing someone had already patched with tar. All three fixed, cap left alone because it did not need touching.

Northeast Seattle — Missing Mortar, a Broken Crown and a Fouled Flue
Mortar gone from the joints, a crown cracked through and mossy, and Stage 2–3 creosote inside. The outside and the inside were both dealt with in the same job.

Sammamish — Cracked Crown, Rusted Cap and Failing Flashing
The crown had split and moss had settled into the crack. The clay flue sat open to the weather and the flashing had reached the end of its life. All three were put right in one visit.

Rainier Valley — Roman Brick Stack Rebuilt From the Roofline Up
Brick faces coming away, joints washed out and a crown broken open at the top. The stack was past repointing, so it came down to sound masonry and went back up in matching Roman brick.

North Tacoma — Eroded Crown, Spalled Brick and Three Open Flues
A crown eroded to a mossy stub, brick faces spalling away beneath it, and three clay flues standing open to the weather. Inspected one day, approved the next.
